The Gleneagles Guesthouse offers 4-star rooms with free high speed Wi-Fi and panoramic sea views. The guest house overlooks the Cliff Gardens and is only a 5-minute walk from Southend Pier.The bright and spacious bedrooms each have a TV and an en suite bathroom with a hairdryer. All rooms feature tea/coffee facilities and some have wonderful sea views.Guests can enjoy a hearty full English breakfast with produce from local butchers and bakers while lighter options are also available. In season there is a coffee shop which serves light lunches and indulgent cakes from a large garden terrace overlooking the sea.Gleneagles Guest House is a Grade II listed building within Southend's tranquil conservation area and until 2001 it operated as a hotel. There is free public parking outside the property and on adjacent roads. The High Street seafront and Adventure Island are just a 5-minute walk away.

Opposite sea front, close to Cliffs Pavilion so it was ideal for us to see a show and not have to travel too far to the guesthouse. I am disabled and they allocated us a ground floor room which had a sea view and was very comfortable. On street parking with parking permit. Reasonably priced rooms. Overall enjoyable weekend.

Liked: A well run friendly family guesthouse.

Wonderful venue, personable staff, clean...

Liked: Hospitality. Owners were personable warm and welcoming. Went out of their way to be helpful and offer suggestions if required. Was attending a wedding.... booked me a cab. Provided with a front door key to come and go as I pleased. Bedroom VERY clean. Bed linen good quality and bed comfortable. A very good nights sleep. Guest house nice and warm
Disliked: Ironing Board. Positioning dangerous on corridor. Ironing board well worn and a bit tatty. Second day it had a cover on but still tatty so chose not to use it.

Dissapointed, expected much more based...

Liked: Large comfy bed, great sea view.
Disliked: Wrong room allocated on arrival, I was promised the 'First Floor' Premier Room during a phone call which I made direct to Gleneagles, immeditely following my booking.com confirmation. I was told that we were 100% allocated the First Floor Room. We were given Premier room 3, which was very cold on arrival, we quickly turned up the radiator, which took way too long to warm up the very large bedroom. To make matters worse the radiator in the bathroom was stone cold, with no facility to turn it on, we looked everywhere for a switch/dial, but nothing at all. We did complain to the lady about this at breakfast time, she said she would take a look at it, but she didn't come back to us and still charged us the full nightly rate for a cold bathroom. We were told specifically by the young lady on arrival that we could park free until 10.30am the next morning. Next morning, we waited from 9.30 until 10.10am on our table for our cooked breakfast, which I think is due to the fact that Gleneages provides breakfast for walk-in trade off the street, or maybe they were simply understaffed? During our wait, we thought we would just double check that we would indeed have breakfast before 10.30, so that we didn't get a parking ticket, only to be told that parking tickets are issued from 9am onwards! So after sitting for over half hour waiting for breakfast, my partner had to leave and dash down the road in the freezing cold without a coat to buy a parking ticket from the machine, hoping that we didn't have a parking fine. Soon as he walked out of the breakfast room, our breakfasts finally appeared!. The long wait wasn't worth it, as the food was luke warm, not a very generous portion, one sausage, one egg, one hashbrown, few beans, one wafter thin slice of a tomatoe sitting on top of the 2 bacon, (not even half a tomatoe) and the mushrooms were burnt black and the sliver of black pudding was so dry it was disgusting and inedible.

Nice walk along the pier

Liked: The rooms I booked for myself and my family were clean and tidy and it was close to the town and pier.
Disliked: I booked 3 std doubles, 1 sml double & 1 single. What we got was 1 std double, 3 sml doubles & 1 single but still got charged the full rate. It was disorganised and there was no where to relax and the small basement room was cold and smelt of damp. The breakfast was okay when it finally arrived. They seemed more interested in their tea room and the locals.

Lovely and close to all...

Liked: Breakfast locally sourced produce which came exactly as on the menu. Beautiful clean crisp linen and soft towels, room really clean and comfortable including all the little niceties tea coffee shower products.
Disliked: No lift and the room was in the uppermost part of the building. It would have been nice to have been informed or offered choice.
