The Gleneagles Guesthouse offers 4-star rooms with free fibre-optic broadband and panoramic sea views. The guest house overlooks the Cliff Gardens and is only a 5-minute walk from Southend Pier.The bright and spacious bedrooms each have a TV and an en suite bathroom with a hairdryer. All rooms feature tea/coffee facilities and some have wonderful sea views.Guests can enjoy a hearty full English breakfast with produce from local butchers and bakers while lighter options are also available. In season there is a coffee shop which serves light lunches and indulgent cakes from a large garden terrace overlooking the sea.Gleneagles Guest House is a Grade II listed building within Southend's tranquil conservation area and until 2001 it operated as a hotel. There is free public parking outside the property and on adjacent roads. The High Street seafront and Adventure Island are just a 5-minute walk away.

Opposite sea front, close to Cliffs Pavilion so it was ideal for us to see a show and not have to travel too far to the guesthouse. I am disabled and they allocated us a ground floor room which had a sea view and was very comfortable. On street parking with parking permit. Reasonably priced rooms. Overall enjoyable weekend.

Liked: A well run friendly family guesthouse.

Welcoming seafront break

Liked: Friendly hostess welcome. Very comfortable bed, very clean room. We had separate shower and toilet in our room on the ground floor with access to private garden. Tea, coffee, biscuits in the room. Quiet street but close to the main part of town, shops and train station. Sunny weather so most people had breakfast outside on the front terrace with sea view. Breakfast was lovely, sausages were outstanding, and the staff were prompt and friendly. Local produce used where possible and local honey very tasty. Wifi was fast and we would return here.
Disliked: Minor point was at breakfast the bacon was thick and we prefer thin bacon. Black pudding needed more cooking.

Good

Liked: Good room and good breakfast, I turned up 15 after breakfast had closed but they still had no problems making me Bacon and Eggs,
Disliked: The room could have had a fan to allow better air circulation in these hot summer temps

Exceptional

Liked: Everything was amazing , from the moment you walked in till the moment you left, the staff were welcoming, the little cafe was nice and breakfast was the best I?ve had in a long time !We stayed in the peer room, view was great and room was spacious ! My favourite part is your on the outside of town so you don?t get all the riff raf passing by! Plus we still had a sea veiw!!!!
Disliked: Would of liked to have the little cafe open a little later, because it was such a lovely garden to sit and relax in

Good value for money

Liked: The staff were very welcoming, the room was perfect for the cost and the location is beautiful. Also the breakfast was amazing!
Disliked: The only thing I would change is to put a tablecloth on the table in the room to cover the stains.
